Unloading a damaged rental property

I recently had a really bad experience with tenants.

A partner plus fiance rented a small household from me in Phoenix, AZ.

Although the household was not high-priced or overly modern, I had made substitutes over the years. Right before they moved in, I substituted the refrigerator, powder room vanity plus air conditioner… I painted the entire interior plus installed new floors. I also invested into a washer plus dryer! I could hardly sit to walk through the house, because it reeked so badly. At that point, I simply wanted to walk away from the responsibility. I was unwilling to spend lots of time, currency plus effort to restore the house. I was far too discouraged. I distraught that I’d once again get a horrible tenant plus be left with an high-priced plus stressful mess, then while I was eager to sell the property, I wondered how I’d manage it; Very few prospective clients are interested in a household in such poor condition.
