A few years ago, I purchased a rental dwelling in Jacksonville, Florida. I thought it would be an easy way to ensure a steady & extra income. In order to ask for a higher rent than the previous owner had acquired, I invested into some improvements. I updated the appliances, installed modern kitchen countertops & updated the Heating & A/C system. I painted the interior & exterior of the home. Everything was scrub & tidy. I was diligent in finding occupants that seemed respectable & reliable. They paid me a security deposit upfront. Initially, the rent was handled right on time & without difficulty. However, the occupants gradually began calling more often with complaints & demands. They wanted modern light fixtures, a security system, better locks on the doors, modern windows & modern flooring. They complained about water pressure, the number of power outlets & the condition of the driveway. The rent was always late. When I started the eviction process, the occupants got entirely miserable & vindictive. They also moved out in the middle of the evening & left behind disfigurement & garbage. There were garbage bags, take-out containers, empty pet food cans & old clothing piled on the porch, left in the yard & littering the interior of the house. They had broken windows, dented the refrigerator & left spilled food burned onto the oven. The property was an absolute mess. I eventually realized that they poured brick down the drains.
